hello!

we are a couple in our late 30's to early 40's seeking to rent 2 rooms in our 2 story home in sugar land - both rooms are available aug. 1. the closest intersection is highway 6 and voss road. our home is located in a very quiet and safe neighborhood. females are preferred.

the rent is $600 per month, per room and includes:

private room - one room is fully furnished, the other is completely unfurnished
shared bathroom
access to a washer & dryer
wi-fi
street parking
electric
gas
water
cable
lawn service
shared kitchen

this is not a party house. this is a lovely home where you can feel safe, relax and have peace. we do not own any pets and it is our intention to keep it that way. you must provide an id, show proof of income and pass a criminal background check. you must be employed to be considered.

you must be: quiet, clean, polite, neat, no alcohol/smoking/drugs/pets, responsible professional who can pay their rent on time
lease is month to month
one-month notice required to leave
deposit of 1 months rent
one person per room

two keys are provided: one for your bedroom and one for the main door.

both rooms are located on the 2nd level, a 3rd room is occupied by our son who attends college.

house rules:

1) pay your rent on time.
2) no visitors are allowed into the room - no overnight guests
3) zero tolerance drug policy
4) no smoking
5) no heavy alcohol consumption
6) absolutely no illegal activities
7) be respectful at all times -- do not cause problems for others
8) no parties or loud music, allowing for a quiet atmosphere at all times
9) quiet hours are 10pm - 7am
10) clean up behind yourself

a house with some rules and structure is truly a wonderful place to live!
